Sun - Over the last couple of years the Limousin
has grown in popularity with foreign buyers, and not
just with the British. The Dutch are buying property
along with the Germans, Americans and Canadians, all
no doubt attracted to the area by the promise of cheap
property, good climate and beautiful countryside.

James Murphy of French Houses is certainly seeing the
popularity of the Limousin, with the region accounting
for 70% of his sales in 2004, buoyed by more and more
families with children settling in the region. There
are now schools with five or more British families enrolled
leading one teacher to remark that she feared French
was in danger of being relegated to the second language
of the playground!
So, what has all this meant to house prices? With the
increase in popularity of the Limousin, obviously house
prices have increased, but by how much? Are those that
continue to be attracted to the Limousin by the promise
of cheap housing arriving too late? Are there still
areas that represent good value?
Property prices have boomed across France over the
last few years. Prices in the Limousin have increased
by 40% in the last three years alone. Whilst there are
some signs that these rises are starting to cool, and
certainly agents are cautious (worried about the knock-on
effects of a slow down in the housing market in Britain),
prices are still expected to increase across the region
this year. The Limousin is made up of three departments,
the Corrèze, the Creuse and the Haute-Vienne, each of
whom have received an influx of British, however some
areas are more popular with British buyers than others.
The Creuse for example is proving very popular with
the British, with expat communities popping up in villages
and towns across the region. Walk into a bar or restaurant
and you will not be surprised to hear English being
spoken at the tables.
