Stone cottage with attached barn - ten minutes
from St Leonard
This property is stucturally sound and sits in the heart of
a pretty hamlet surrounded by its own land.
The left hand section is the house at the moment, although
there is no reason why the living space shouldnt be more
than doubled to include the attached barn. It is in a habitable
condition. Entry is into one room with an open fireplace, half
is kitchen and half living room. Upstairs are two bedrooms and
a small bathroom with no window. Above in the attic the roof
has been insulated and a velux installed.
To my right as I took the photo is an outbuilding which would
be big enough for a studio or separate accommodation for visitors,
not really big enough to let as a gite. The land measures about
5500 m²
- just over 1¼ acres, it is also in need of attention and has
fantastic views over the surrounding countryside.
As it is set up it would be ideal for a holiday base or a full
time home for a small family, however with a bit of hard work
it could be enlarged (planning permission permitting) into the
barn and become something very special. The hamlet is a cul
de sac, there are walking trails through the forests which begin
outside the house.
I have known this property for 13 years and have always felt
that the two owners that it has had could have done miracles
with it - but nothing happens......it seems to come down to
lack of time. What is needed is someone with energy and enthusiasm,
some diy skills and lots of tlc.
The nearest village has a beach on the river and basic services.
The pretty hamlet is ten minutes from St Leonard and a further
fifteen from Limoges. St Leonard has a very attractive medieval
centre with a regular market day, it also has all services and
a regular train service to Limoges.
