This property is ideal for an experienced, young builder who likes a challenge.  With an authentic Creusoise farmhouse, built in 1849 and constructed in granite with a slate roof, this small farm is 10 minutes from the town of Ahun and thirty minutes from the county town of Gueret.

Set in 22 hectares (55 acres) of land with extensive views over the countryside, and surrounding hills, this tranquil, off the beaten track, corner of the northern Creuse, is a rural paradise.

On an unused little through road, the property comprises:
the farmhouse with double barn attached, a second barn and, in the enclosed garden to the front of the house, a small building (3.5 x 3.5 m ) with a wooden stairway to a mezzanine floor, which could be converted into another dwelling.
There is also a very unusual double bread oven in here in perfect condition.

The house:
Through the front door, there is a very small entrance area leading to the kitchen: (4 x 5 m ) with paved stone floor and exposed beams and, behind it, a small washroom which has a bath and sink in it plus an old water heater.

From the hallway is a wooden staircase leading to four bedrooms on the first floor:

Another staircase takes you to the large attic area:
This is divided into two rooms each measuring 6 m x 7 m with sound wooden flooring.

The roof timbers are in good condition as is the tiled roof.

The double barn:
The first part measures 12 m x 6.50 m and is 10 m high with huge A frames, supporting a very sound tiled roof. Through an oak beamed supported opening, the second part measures 12 m x 3.50 m and has a lower roof height of approximately 6 m.

The second barn:
Entry can be made either from the road or the fields to the rear and could be converted into a separate dwelling. It measures 7.20 m x 7.40 m with a roof height of 8 m and has a very sound tiled roof.A small building : 3.50 x 3.50 mwith double bread oven

Although electricity and water are supplied to the house, there is no sanitation. The exterior is in an excellent condition, but the interior has not been touched in probably 60 years and requires completely gutting and modernising, and a septic tank system installed, ideally, to the side of the building.
